Collaboration helps Buildcorp secure $20m Sydney CBD refurbishment

Buildcorp has started on site to deliver the $20m base building refurbishment of 36 Carrington Street, a Sydney CBD commercial building for Brookfield Properties. The 1970s building is undergoing a transformation to create a quality boutique workplace with a 5 Star NABERS Energy rated Base Building.

Buildcorp’s tender utilised the combined expertise of our specialist refurbishment and fit-out teams who collaborated to produce the winning solution for the constrained CBD site.

The 12-level commercial building (10 levels of office and two levels of retail) is located in close proximity to the $2b revitalisation of Brookfield Properties’ Wynyard Place Precinct and the newly revamped Wynyard Station. Brookfield Properties aims to reposition 36 Carrington Street to attract high-end commercial and retail tenants. It will align with the premium new buildings in the surrounding Wynyard Place Precinct, creating a place for work, play and connectivity.

Strip-out, build-up and upgrade

The project’s base build was designed by Make Architects. The program will begin with structural demolition to lower levels and amenities core. The scope includes the strip-out and refurbishment of all office floors, a new double height lobby (with basement end-of-trip facilities) and an additional dual height top floor facilitated by the consolidation of the rooftop plant. The team will undertake a full services and plant upgrade including the extension of the lift shaft to service the new top floor.

Building envelope works will include a new roof structure and a bespoke façade to the western elevation. Works also include creating an activated retail frontage to Carrington Street and Wynyard Lane.

Local logistics and solutions

The challenge of working within a constrained CBD location next to other construction sites will be addressed with effective stakeholder management. Logistical challenges from work zone restrictions and shared street access with neighbouring sites will be managed through a flexible program and stakeholder negotiation.

A tower crane will be used to meet lifting capacities and propping is required throughout the building to allow sequenced lower level structural demolition and refurbishment works. A materials hoist will be used to supply the project whilst lifts are being replaced.

A neighbouring heritage building poses an additional challenge during the structural demolition, and the team will follow a careful demolition plan and strictly monitor vibrations.

The 36 Carrington Street project will complete in early 2020 after approximately 50 weeks, opening its doors to new premium tenants early next year.
